This
beautifully restored farm house is the original home
built c. 1850 by Wilson Fletcher. The homestead,
through direct descendants was built up into the well
known Fletcher Farm Hotel and TB Sanitarium until it
burned down in 1937. This house however was untouched
by the fire.
I acquired this property in 2003 from the heirs of the
Fletcher family. Being an experienced builder and
craftsman for my entire career, I decided to take on
the restoration and modernization of this wonderful
house.
In the beginning, I was surprised to find the
structure was much sounder and well built then I
originally thought. The entire structure, including
the additions, was entirely post and beam
construction. The last addition is about 100 years old
which became a large kitchen and a very large attached
“wood shed” which I have converted to a garage.
I completely gutted the house and began by
restructuring the floor plan, both upstairs and down.
The downstairs is basically the same but I did convert
two small bedrooms into one large master bedroom and
bath. The upstairs was changed by adding four large
dormers which allowed enough space to create three
bedrooms and add a full bath.
In
the kitchen, I removed the low ceiling to create a
large open room complete with exposed beams, a
breakfast nook, ornate wood heat stove, Heartland cook
stove resembling an old wood cook stove, granite and
maple counter tops, Kraft-Made oak cabinets and
top-of-the-line dishwasher, fridge, and microwave. All
the trim in the kitchen and throughout the house is
made from the old trim and wood removed from the
original or from new wood that I have treated to look
like the original. Off the kitchen is a pantry and
laundry with large washer and dryer. There is also a
ceiling fan above the wood stove that efficiently
moves the heat about the kitchen and the rest of the
house.
The living room and dining room are one large room
with a large enough dining table to accommodate eight
people. A corner hutch supplies a complete collection
of Courier and Ives dinner ware and there is a
pleasant chandelier above the table.
The living room area features a large Yotul woodstove
that is capable of easily heating the whole house. It
has glass window doors and also opens up into a
fireplace. It stands on its own tile platform with a
stone and wood beam hearth surrounding it. There is
also a depression era couch, two recliners, rocking
chair, secretary, Persian rug, and an
HDTV
in an antique cabinet.
The four bedrooms are very well appointed with full
beds (one with two twins), antique dressers, mirrors
and chairs. The master bedroom has a complete matching
bedroom set as well as a large antique roll top desk.
The master bath is complete with a two person Jacuzzi
tub and a no step open shower stall. The vanity and WC
are in a separate area. The upstairs bath has a claw
foot tub with a shower and there is a small powder
room downstairs for convenience.
The entire house is decorated to enhance the look of
turn-of-the-century
Adirondacks
. There are many interesting prints in old frames
throughout every room. There is wainscoting, hardwood
and pine plank floors, window treatments and wrought
iron light fixtures to compliment the theme.
The garage is set up also as a workshop with lots of
shelving and a bench. It is fully insulated and heated
by LP. The door matches the exterior but is a fully
automatic overhead door. There is also a full storage
area with stairs above the garage.
The exterior of the house is all natural board and
batten siding with a pleasant cedar stain. The
windows, which are all new
Pella
thermopane, have pine green shutters that match the
green of the new metal roof. The roof is a double cold
roof well ventilated and insulated as is the rest of
the house which allows the new Buderus oil/water
baseboard furnace to heat efficiently. The hot water
is from the furnace with a very fast recovery on the
50 gallon tank.
The
well is the original well that has apparently worked
without fail for 150 years. The septic system is brand
new with a 1250 gallon tank and drainage field large
enough for a four bedroom house.
The landscaping has been enhanced with lots of new
tree plantings, stone walls, brick walkways, crushed
stone drive, new lawn, and hand split rail fences.
There is an original barn still in good shape and is
used for storage. The barn can and will be restored,
which will make it, along with the unwooded acreage,
ideal for one or two horses or other livestock. The
rest of the acreage is wooded and trails have been
completed.
The views are panoramic with Whiteface and the
surrounding mountains visible. The front porch has
become one of the best features of the house because
of the views and the passing of neighbors on the quiet
country road. The location of the property is
centralized, making it convenient to reach Saranac
Lake (10 minutes away), Lake Placid
(20 minutes away), Whiteface Ski
Mountain (25 minutes away) and Plattsburgh
(40 minutes away).
This
property really needs to be seen up close and personal
to appreciate all the attention to detail. It is also
completely outfitted and functional for a turnkey
situation and can accommodate up to eight adults or
