Rates

We rent by the week: $800 plus 8% sales tax and 5% occupancy tax. Upon booking, we require a one-time $200 security deposit and 50% of the room rate ($400/week). The remainder of the room fee plus tax is due on arrival date. After satisfactory post-departure inspection, we will refund the security deposit. Franklin County does not charge occupancy tax for rentals 30 days or longer. Please contact owner for rentals shorter than 1 week.

Cancellation: Full refund if cancel by 30 days in advance; 50% if cancel less than 30 days before arrival date unless we secure a replacement booking (full refund in that case). Full refund of security deposit for any cancellation.

About Us: Alison King and Todd Miller. We love our home in Onchiota and look forward to sharing the cottage with guests.

Why we think you will enjoy staying in Onchiota: Onchiota offers summer entertainment, the Six Nations Iroquois Cultural Center, and a seasonal antique shop with grocery staples. The village of Saranac Lake, a 20-minute drive, is a vibrant artist community with farmers' market, restaurants, and shopping. Car entry to Buck Pond Campground is free to seniors on weekdays during open season (mid-May to Labor Day), when NYS charges a day use fee. There is no fee for walkers and cyclists.

Why our property is special: Loon calls, misty mornings, sunsets. Hiking, road and mountain biking, nordic and roller skiing are right outside your door. The Bloomingdale bog trail is across the street. It's only a 15-minute drive to the wooded and marshland trails at Paul Smith's Visitor Interpretive Center (The VIC) and the St. Regis area for hiking and paddling. A 5-minute drive takes you to put-ins for Rainbow & Lake Kushaqua. There are trails around Oregon Pond and through the campground along Lake Kushaqua.
