Large, lake-front, three-story, year-round lake house, perfect for large families and groups! 5-bedroom, 3-full-bathroom house which comfortably sleeps 14 people, offers a on-location private dock and gorgeous lakefront views. The house is less than 10 minutes from the center of Ticonderoga. The house has five full bedrooms and a loft, and can com …fortably sleep 14 people. The front door from the spacious driveway leads into the main floor. Inside, each main-floor room boasts views of the lake, giving you a front seat to gorgeous views. This includes the light-filled living room (with working wood fireplace), which flows into the dining room, breakfast area and kitchen. The kitchen is fully equipped with a dishwasher, trash compactor, garbage disposal, oven, microwave, coffee maker, toaster oven, television, stereo, etc. Also on the main floor is the master bedroom (king bed) and master bathroom. Finally, there is a deck the length of the house, accessible through the master bedroom and kitchen. We have lounge chairs, a propane grill and an outdoor seating area. Near the kitchen and master suite is the interior access to the garage. Upstairs, there are two bedrooms (king and queen beds), a loft with a futon, and a bathroom. Downstairs, in the walkout basement, there is a kitchenette, family room with a television (a theater-style flatscreen with access to Netflix and other streaming services) and a wood-burning Franklin Stove, two additional bedrooms (bunk beds and two twins, can be combined into a king; and a queen), as well as another bathroom and a laundry room. Two single roll-away beds are also available to place in any room. All of the bedrooms offer a lakefront view. The basement opens up onto the lawn facing the lake. The yard slopes down to the waterfront, where there is a private dock (replaced in 2021) able to accommodate a 24 boat and steps into a sheltered swimming area with a soft bottom. There is also a fire pit and Adirondack chairs by the shoreline - the perfect spot for sunset cocktails, evening s'mores, or stargazing. There is a canoe and kayak available for your use. If you'd like to rent a boat, Snug Harbor Marina North is less than 10 minutes away by boat or car. For your convenience, life preservers are stored in the garage. The house is fully air conditioned, and each room has its own separate unit for the full comfort of all our guests. Unlike many nearby houses with septic limitations, we have public water and sewer. We offer wireless internet, cable television and unlimited long distance phone service in the summer and fall. The house has three TVs and one smaller television each in the kitchen and master suite. The ferry to Vermont is just 10 minutes away, and there are nearby hiking trails, a golf course and public tennis courts. The rate for Summer 2024 is $8,500.00/week during July and August. We offer discounts for return guests or multiple-week rentals. Linens are available for our guests use, though use of your own is encouraged. There is also a security system in place, though it is disabled when guests are present. No smoking; no pets please. Our home is perfect for large families or multiple group retreats!
