SunderLand Cottages, has been owned and operated by the Sunderland family since 1950. Our 6 unique lakeside cottages are nestled on a hillside in a quiet cove, with captivating views of Paradox Lake. Our sandy beach is ideal for young children. "The point", a rocky, wooded peninsula, is favorite part of the SunderLand experience, and a memorable spot for viewing a panorama of the lake and night skies. Campfires may be enjoyed in our fire circle by the lake. Each cottage has a fully equipped ki …tchen, and there are many dining options in nearby Schroon Lake or Ticonderoga. Canoes and kayaks are provided at no extra charge. Our friendly host/owner is on site to be sure that you are comfortable. Day trips include the Adirondack High Peaks, historic Ticonderoga, charming Schroon Lake, the "Champlain Coast" of Lake Champlain, exploring nearby Middlebury, the Green Mountains, and Burlington VT, and myriad local hiking, fishing, cycling, boating, tubing, site seeing, and other possibilities.
In this platform, we were able to describe the accommodations in only one of our 5 cottages. Each one is unique and can accommodate parties of different sizes. We are happy to describe each cottage when you call or email.
Edgewood Cottage has an access ramp and wide interior and exterior doors to accommodate a wheelchair user.
Our guests love the pure water, the safe cove for swimming and boating, the visits by a loon family and other birds, the onsite pollinator garden, the friendly informal atmosphere, and the quiet. Accordingly, we do not allow motor boats (with the exception of small electric motors) nor do we allow motor boats to be docked elsewhere for use by our guests.

About Us: In 1950 our parents purchased the property where we spent summers as children. We have continued this family business , and we are grateful to share it with our guests, as well as with our own families. Some of our guests have returned with their children and grandchildren for more than 30 consecutive summers! Owners are on site to ensure your comfort. Free use of canoes, kayaks, rowboat. To protect our environment and enhance peace, we do not allow motor boats, except small trolling motors.
Why we think you will enjoy staying in Paradox Lake: Quiet lake, loons, clear water, good fishing, many well marked hiking trails nearby and ponds for canoeing and fishing, close to many sites in the Adirondacks and neighboring Vermont. Nearby Schroon Lake and Ticonderoga have many summer events: music at the Seagle Colony, concerts in the park, outdoor square dances, farmers' market. Fort Ticonderoga with its historic fort, is a few miles from Paradox. The famous Adirondack High Peaks area, including Lake Placid, is an hour's drive.

“Quintessential Adirondack experience. It is quiet and peaceful here with stunning views of Paradox Lake. The different cabins are very interesting as well. They were a bit run down in the past, but a lot of improvements have been made. Have been going here with family and friends for many years now.”

“The Sunderland Cottages have been owned by members of the Sunderland family since the early 1950's and it's a real pleasure to stay at such family-oriented vacation cabins. Paradox Lake is a beautiful, quiet spot and there are free kayaks, rowboats and canoes available for guests to use, a very nice sandy swimming beach, a spot for campfires near the shore, and also close proximity to the village of Schroon Lake and historic Fort Ticonderoga. Many of the other guests have been coming for years, and I can see why! The Sunderland family members were extremely friendly and helpful.”

“My favorite place of all. A snuggly warm cabin on a peaceful sparkling lake. My family and I look forward every year to our time at Paradox. It's become a family tradition. Kayaking, hiking,swimming, and fishing are all right at your finger tips. Bon fire nights and lazy mornings listening to the loons call. So many wonderful memories. Thank you Sunderland!”

“We first discovered the Sunderland Cottages during Covid when we rented the Kingfisher cabin the summer of 2020. We loved how much you felt part of nature and it was a great way to disconnect and enjoy Paradox Lake. My kids surprisingly really enjoyed disconnecting and enjoying the cabin, the water dock where they enjoyed swimming, jumping off the dock and into tubes. My son caught the biggest 15 inch big mouth bass which my husband is still jealous of. He keeps coming back and trying to catch a bigger one-unsuccessfully. We canoe, we kayak, we even rented paddle boards one year and ended up loving it and buying inflatable ones. There are great little channels on one side of Paradox lake to paddle in. There is an Adventure Rope Course nearby we also enjoyed. We also brought a telescope and stargazed since Adirondack area is a perfect place to stargaze. The cabin is clean and rustic but has everything you need to cook your meals. The owners provide a compost bin so we liked that they ate mindful of that. You do have to walk your stuff to the cabin since there is no parking next to the cabin so be mindful of how much you bring. There is rocky path to the top in the back of the cabins or a driving path down but only if you have 4 wheel drive. You then walk up some stairs and paths. The biggest drawback for us was the lack of air conditioning. Do bring extra fans as this really help move the air to keep cool on hot summer days. The accommodations are simple and fit perfectly in the wooded area. We enjoyed evenings by the fire where we roasted marshmallows and kielbasa and got to know our neighbors. The lake itself is warmer than most in the area since the current runs the other way. It does have these annoying flies that sit on you as you float so being bug spray. I love reading a book while floating tied to the dock or on our deck overlooking the lake. We brought an electric motor our last trip so that helped us explore Paradox lake more using the canoe provided. No gas motors are allowed on property. We also brought our inflatable Sups and were able to keep them by the dock since its pretty private there and we didnt worry about anyone taking it. The rock is perfect for sunning and the kids like to push of the rocks there on tubes and its a great fishing spot and awesome at night to lay on the warm rocks and look up at the plentiful stars. The town has great ice cream and you can rent a boat to go on Shasta lake.So if you want to forget about the stress of everyday life and relax by the lake and truly decompress then this is the perfect place to do it. We are thankful for stumbling upon it and have been back three times and plan to in the future. ”

“Our family has been staying at Sunderland Cottages since 2002. There are a group of other renters who stay there at the same time as us each year who have been coming even longer. That tells you something about this place--most obviously, it's the kind of place people want to keep coming back to. There are many reasons for this: the Cottages sit on one of the most beautiful spots on Paradox Lake, which is itself a supremely beautiful lake. It's the perfect sized lake--big enough to explore paddling around on a canoe, but small enough so that it still feels very private and you can enjoy swimming or simply floating around. The property is surrounded by a cove that secludes it from the rest of the lake as well. The cabins are comfortable and well-integrated into the landscape. This place if for people who appreciate the natural beauty of the Adirondacks and enjoy water activities, cooking out, and hanging out with cool people around a campfire. We've made some great friends here, and can't recommend it enough.”

“Every August, my wife and I rent the same rustic cabin on Paradox Lake. From the master bed on the second floor of Chickadee, you can look across the living room/dining area, through the sliding doors, to the upstairs deck and the lake. Behind you is the bathroom & shower. The deck affords one views of The Point, an excellent spot for fishing by day, and stargazing by night. Downstairs is a well-appointed kitchen, off which is another deck. Tucked off the stairs, halfway between the two floors, is a cozy bedroom nook. Canoes, rowboats, and a sailboat are available to renters. Also free of charge are bird watching opportunities - loons, hummingbirds, kingfishers, and an occasional bald eagle. Food may be purchased in Schroon Lake at the grocery store of at the weekly Farmer's Market. There is no TV, nor Wifi, which we find very relaxing. This property offers one a beautiful and restful spot to unwind.”

“I have been at a few lakeside retreats and none of them can come close in the quality to be found at Sunderland.The hosts have become friends,they are welcoming and kind..helpful...friendly...informed..i can go on and on but i am sure you know how i feel.The place is clean and neat.All of the many amenities there are in fine order and we hate leaving.We have stayed with my hosts at Sunderland many summers in a row and each time we make reservations for the following season.What else can i say other than i LOVE the place,the location and the people.Thank You,Martin kahl,NYC.”
